Feasibility & Schematic Design

  • Site visit & appraisal including taking photographs  
  • Carry out such studies and enquiries as may be necessary determine the feasibility of the client’s requirements.
  • Presentation of sketch plans based on the client’s brief & council requirements and drawings supplied by the clients

 

 

 

DESIGN

 

Design Development

  • Development from preliminary sketches to incorporate any additional requirements.
  • Providing the co-ordination of a Quantity Surveyors cost estimates, if required.
  • Liaison with the council

 

 

 

COMPLIANCE

 

Development Application

  • Council submission of drawings prepared to conform to their requirements.
  • Liaison with required consultants for DA submission
  • Includes progressive discussions with council to facilitate passage of design through consent procedures.

 

 

 

DOCUMENTATION

 

Contract Documentation

  • Preparation of working drawings and specifications.
  • These include detail architectural details at a larger scale.
  • Liaison with required consultants from DA submission
  • Electrical services.
  • Door and window schedule.
  • Detailed joinery and finishes schedule.

 

 

 

 

TENDER

 

Tendering and Negotiating

  • Preparation of tender documents.
  • Calling of tenders.
  • Analysis of tender returns and report to client. Preparation of building contract between builder and proprietor/client.

 

 

 

CERTIFICATION

 

Construction Certificate

  • Submission of drawings prepared to conform to relevant authorities requirements.
  • Progressive discussions with relevant authorities to facilitate passage of design through consent procedures.

 

 

PROJECT
MANAGEMENT

 

Contract Administration

  • Administration of building contract.
  • Monitoring of contract in terms of quality, costs and timing.
  • Processing of progress certificates.
  • Conducting weekly site meetings.
